Renting to students near Rowan University
What's different about student rentals, and how to set one up so it runs smoothly.

Rowan University's growth has made Glassboro one of South Jersey's busiest rental markets. Student rentals can perform well, but they run on a different calendar, a different lease structure and different maintenance patterns from family rentals.
The leasing calendar
Most student leases start in late summer for the academic year, and many groups secure housing months in advance. Listing late can mean competing for a shrinking pool. Plan the listing date, and the turnover between June move-out and August move-in, around that cycle. See rental marketing in Glassboro.
Group leases and guarantors
- Every adult occupant applies and signs; a joint lease makes the group responsible for the whole rent.
- Guarantors (often parents) apply and are verified like tenants.
- Decide in advance how you'll handle a roommate who drops out or wants to sublet.
- Screening still follows the Fair Chance in Housing Act and fair housing law. More on tenant screening in Glassboro.
House rules that protect everyone
- Trash and recycling days, and who takes the cans out
- Parking: how many cars, and where
- Guests, noise and quiet hours, in line with borough ordinances
- How to report repairs, and who in the group is the main contact
Expect more wear
Several adults sharing a house put more stress on appliances, flooring, plumbing and paint. Durable finishes, a mid-year inspection with proper notice, and a set turnover budget make it predictable.
Check borough rules
College towns often regulate rentals closely. Confirm Glassboro's current requirements for rental registration or licensing, inspections and occupancy limits before advertising bedrooms or signing a lease. More on the town: Glassboro property management.
