Who we help
Help for accidental landlords in South Jersey
Maybe you inherited a parent's home, took a job elsewhere, or decided renting made more sense than selling right now. Becoming a landlord wasn't the plan, so let's make it straightforward.

- 01
Rent or sell?
Compare realistic rent with your costs before deciding.
- 02
Personal to rental
Insurance, taxes and paperwork change.
- 03
Make-ready
Clear personal items, fix safety issues, update where it pays.
- 04
Hand off the work
We run it day to day while you decide long-term.
Common situations
- Inherited homes: often older, with deferred maintenance and belongings to clear. Check how ownership is held and talk to the estate's attorney before signing a lease.
- Relocation: you moved for work and kept the house, sometimes hoping to return. Choose a lease term that fits your plans.
- Couldn't sell (yet): renting can bridge a slow market, but a tenant has the right to the full lease term.
What changes when a home becomes a rental
- Insurance: switch to a landlord (dwelling fire) policy; homeowner's policies usually don't cover rentals.
- Taxes: rental income and expenses are reported differently. Talk to a tax professional.
- Paperwork: landlord registration, your town's rental rules, the smoke and CO certificate and possibly lead-safe certification.
- Your role: a tenant has legal rights to privacy and repairs; you can't drop by unannounced.
Let the home earn while you decide
We can price the home, recommend which repairs are worth doing, find and screen a tenant, and run it day to day. Start with a rental pricing analysis to see whether renting makes sense, then decide.
It depends on the numbers, the home's condition and your goals. We'll give you a realistic rent estimate; a real estate attorney and tax professional can advise on the rest.
Generally yes, unless you're offering it furnished. Personal items and family belongings should be removed before marketing.
