Multi-family property management for 2–4 unit buildings

Duplexes, triplexes and fourplexes spread risk across several leases, but they also multiply the work: more turnovers, more tenants and shared systems that affect everyone. We manage each unit and the building as a whole.

Small buildings, big differences

Two to four units is the point where self-managing gets heavy. Each unit has its own lease, rent and turnover schedule, and one problem tenant affects the others. Shared systems, such as a boiler, a roof or a common water heater, mean one breakdown can affect every household.

How we manage 2–4 unit properties

  • Per-unit rent collection with one clear report for the building
  • Lease end dates staggered where possible, so vacancies don't stack up
  • Tenant screening with the same criteria for every unit
  • Common-area upkeep and maintenance of shared systems
  • Utility and parking arrangements written clearly into each lease

New Jersey rules that change with unit count

Several New Jersey rules depend on how many units a building has and whether the owner lives there. Two-family homes need the smoke and CO certificate at change of occupancy, while buildings with three or more units are generally inspected as multiple dwellings by the state. Landlord registration is filed with the municipal clerk for one or two units, and with the state for three or more. Owner-occupied buildings with two or fewer units are exempt from some rules, such as the Truth in Renting requirement.

Small multi-family buildings are common in Pitman, Woodbury, Glassboro and Blackwood.
