How to reduce vacancies in rental properties
Proven ways to fill units faster and keep good tenants longer.
Updated 5 min readBy Green American Property Management

A vacant rental still has a mortgage, taxes, insurance and utilities to pay, with no rent coming in. Cutting vacancy time is one of the fastest ways to improve your return.
1. Price it right from day one
Overpricing is the most common cause of long vacancies. A home listed $100 too high can sit for an extra month, and that costs far more than the $1,200 a year you hoped to gain. Base your price on current, comparable rentals nearby.
2. Start marketing before the unit is empty
When a tenant gives notice, start advertising right away. With the current tenant’s cooperation and proper notice, you can schedule showings during the final weeks of their lease, so the next tenant moves in shortly after the last one leaves.
3. Invest in great photos and descriptions
Most renters decide whether to visit from the listing alone. Use bright, well-composed photos of every room, and write a description that highlights what renters care about: location, schools, commute, parking, laundry, outdoor space and recent updates.
4. Advertise in the right places
List on the major rental websites and share on social media. Also make sure the listing reaches local audiences, such as nearby employers and universities like Rowan in Glassboro, where it fits your property.
5. Respond to inquiries fast
Renters contact several properties at once. The landlord who replies first and offers a convenient showing time usually wins. Aim to respond within hours, not days.
6. Make turnovers quick and efficient
Have your painter, cleaner and handyman lined up before the move-out date. A good turnover takes days, not weeks.
7. Keep good tenants longer
The best way to avoid a vacancy is not to have one. Tenants stay when:
- Maintenance requests are handled quickly and professionally
- Communication is respectful and responsive
- Rent increases are fair and explained in advance
- Lease renewals are offered early, well before the lease ends
