Read the association documents early
Before marketing a townhouse or condo, we review the association's rules on leasing: minimum lease terms, limits on the number of rentals, tenant registration or approval, move-in procedures and fees, and pet or parking rules. Finding out after a tenant is approved can cost weeks.
Split maintenance responsibilities
Associations usually look after roofs, siding, grounds and shared systems, and owners look after the unit's interior. A leak from above, a failed shared water line or storm damage can fall on either side. We check the governing documents and coordinate with the association's manager so repairs aren't delayed by uncertainty about who pays.
Tenants who fit the community
Neighbors share walls, parking and amenities, so violations reflect on the owner. Our tenant screening applies consistent criteria, and our move-in process gives tenants the community rules in writing.
