Service

Rental property maintenance coordination

Small problems become expensive when they are ignored. We log every tenant request, send a trusted local contractor, follow up until the job is finished and keep you informed about what was done and what it cost.

How a repair request moves

  1. The tenant submits the maintenance request form or emails photos.
  2. We review it, sort it as routine, urgent or emergency, and contact the tenant — usually within one business day for routine repairs.
  3. We schedule a qualified contractor and confirm the appointment and entry permission with the tenant.
  4. We follow up after the visit to confirm the problem is fixed, and record the invoice and photos.

Prevention between requests

South Jersey's humid summers and freeze-thaw winters are hard on gutters, roofs, HVAC systems and exterior caulk. Annual HVAC servicing, fall gutter cleaning and a look at the roof after major storms prevent many of the calls that turn into insurance claims. Our common rental maintenance issues guide and winter checklist go into detail.

You stay in control of spending

Routine repairs are handled and reported. Larger expenses, such as replacing a water heater or an appliance, come to you with what the contractor found and a recommendation before work starts, except where waiting would cause damage or a safety risk.

Older housing stock needs a different plan — see maintenance for older homes in Woodbury. County-wide coverage is explained for Gloucester County and Camden County.
