Single-family home management in South Jersey

Single-family homes are the most common rental we manage. One family, one lease, and every system in the house is the owner's responsibility, so pricing, tenant fit and preventive maintenance matter most.

    Price against true comparables

Same bedroom count, condition and features, in the same part of town.

  2. 02

    Screen for a long stay

Families who fit tend to renew, which avoids turnover costs.

  3. 03

    Plan the big systems

Roof, HVAC and water heater ages tracked from day one.

  4. 04

    Clear yard and snow terms

The lease says who mows, rakes and shovels.

What makes single-family rentals different

In a house, there's no superintendent and no shared budget for repairs. The owner covers the roof, the furnace, the water heater, the sump pump and the trees, and one tenant household covers all the rent. A good placement can last years. A poor one, or a missed repair, hits the owner's return directly.

How we manage houses

  • Rental pricing analysis using comparable homes, not apartments
  • Listings that highlight schools, yard, storage, parking and commute
  • Tenant screening with written criteria, then a lease that covers yard care, snow, pets and utilities
  • Rent collection through Zelle with reminders and follow-up
  • Maintenance with seasonal prevention: HVAC service, gutters, a post-storm roof check

New Jersey requirements for houses

One- and two-family homes need the state's smoke detector, carbon monoxide alarm and fire extinguisher certificate at each change of occupancy. Pre-1978 homes may need lead-safe certification. Most towns also have their own registration or inspection rules, and owners of one- and two-unit rentals register with the municipal clerk under the landlord registration law.

Single-family rentals make up much of our work in Washington Township, Mantua, Williamstown and Cherry Hill.
